    I week or so ago I got to speaking with an inspector in Dallas about some non-conventional repairs to the foundation in a crawlspace he was inspecting. This made me think of one I had seen and thought was worth posting.

    This photograph included with this posting shows a chain hoist used to repair the foundation of a home in central Texas which was about 100 years old. The sill beam at the perimeter grade beam had been damaged by wood rot and termite damage at the corner of the building. This evidently resulted in rolling out of the joist and sill plate at the outer wall under the load of the wall structure above. To counter this roll the owner installed the chain hoist attached to the sill beam well within the interior of the crawlspace. Very creative. My client had the beams and damaged joists replaced. The seller knew some repairs had been done shortly before their purchase; however, the damage and unconventional repair was missed by the inspector who inspected the home for the seller. Just goes to show, it pays to look.
